Terms of Service

TRADING TERMS 

This agreement is between you, as the vendor (property owner/authorised representative) and A Matter of Space Staging Pty Ltd ACN 674 758 519 (referred hereon as AMOS Staging), to design, supply and install a furniture and décor home staging package for the sale of your property as per the following conditions.

Booking Confirmation and Payment | Bookings and installation dates are indicative only and will be confirmed upon the receipt of full payment of your invoice.  Invoice payments are to be made as per the methods and due date specified on the invoice. 

Staging Period | The staging period will be for a maximum of 6 continuous weeks and commences when Amos Staging determines that the staging is complete and handover to the selling agent has occurred (this is generally from the time photos are taken).  Upon your staging installation we will provide you with further confirmation of your hire period and estimated removal date.  Should the property go under contract and unconditional prior to 6 weeks, we will commence removal of the staging items at that time.  There will be no reduction or refund of our service fee charged for staging removal prior to the maximum 6 week term.

Pre-Staging | For our staging installation to be completed and services to be provided, the property owner is responsible for the indoor and outdoor staging areas of the property to be thoroughly cleaned and sanitary prior to the scheduled staging date. If AMOS Staging arrives at the property on the scheduled staging date and deem the property unclean or unsanitary to style, or for our staff to work in, AMOS Staging at its discretion may take one of the following actions: 

1. Clean the property on the day of staging and charge the vendor AMOS Staging’s standard minimum hourly rate of $150 per hour (incl. GST) until the property is at a satisfactory level for the installation to occur.  Styled to sell reserve the right to refuse this option based on the condition of the property.

2. Should the property be in such a condition where there is no option but for the installation to be abandoned, a rescheduling fee equal to $500 incl GST, plus out of pocket expenses for removal services already engaged may be charged.

Property Keys | For installations in unoccupied properties we are to be provided with a set of keys by the listing agent or vendor at least 2 days prior to be able to access the property as needed to facilitate the installation and ensure the property is clean and ready for installation.

Installation of Staging Items | On the day of staging AMOS Staging are required to have full access to the property, including use of electricity for lights, fans and air-conditioning, and hot/cold water. As we only have an allocated amount of time to complete the installation we respectfully ask that the vendor and listing agent not be in attendance on installation day unless specifically requested.

Wall Hooks | Where possible we will use existing wall hooks for the installation of artwork and wall mounted décor pieces.  If no existing walls hooks are in place we will install appropriate wall hooks to safely support our pieces.  These hooks will remain in place when our staging pieces are removed. Note: we do not use any ‘removable’ style wall hooks such as the 3M range.

During the Staging Period | AMOS Staging’s furniture, rugs, artwork and décor ARE NOT to be used for day-to-day living or any usage, nor removed from the property, UNDER ANY CIRCUMSTANCES.  They are exclusively for staging/display purposes only.  Where the vendor is still residing in the property, comprehensive guidelines will be provided on the day of installation specific to your home to ensure our property remains undamaged during the sale campaign.

AMOS Staging requests all window coverings such as curtains/blinds (where applicable) be drawn closed and all cushions and décor on outdoor furniture is brought inside after each open home inspection.  This is for the protection of the items primarily against damage due to sun fade and dust.

Extension of Hire Period | If an extension of the 6-week staging period is required, then subject to availability, an extension fee of 5% of your package fee will be charged for each additional week of hire required.  This fee is payable upon presentation of a new invoice from AMOS Staging. Failure to complete payment of the invoice as per its terms may result in any outstanding payments being referred to a debt collection agency. 

Staging Removal | Removal of staging will be completed on a day and a time specified by AMOS Staging. Access keys are to be provided no later than the day prior. As we only have an allocated amount of time to complete the removal we respectfully ask that the vendor and listing agent not be in attendance on removal day unless specifically requested.

Upon removal of all staging items AMOS Staging will complete a complimentary property clean limited to:

1. Wipe down all kitchen and bathroom benches.

2. Vacuum the floors.


Liability | Every effort is made to ensure AMOS Staging’s furniture and decor items are moved in and out the property carefully and without causing any damage to the property.  Should this process incur any accidental major damage to the property such as walls, AMOS Staging will arrange, at their expense, suitable tradesmen to repair the damage. 

AMOS Staging accepts no responsibility for any indents in carpets from furniture.

AMOS Staging accepts no responsibility for any public liability claim that arises from any incident that may occur during private property inspections or during open home inspections. 

The cost to repair, clean or replace any of AMOS Staging’s furniture or décor that is damaged during the staging period will be the responsibility of the vendor. Should this occur, the vendor will be provided with written notice (including photos) on the day of staging removal that damage has occurred. Then within 2 business days an invoice to repair, clean or replace will be issued to the vendor with payment due on receipt. Any failure of payment by the vendor may be referred to a debt collection agency.

 

Service Cancellation and Refund Policy | Full refunds on paid invoices are available for service cancellations with a minimum of 21 days notice.  The majority of the work involved with home staging is in the design and curation of the furniture, artwork and decor pieces (and not the installation or item hire itself) which occurs in the 3 weeks prior to your installation.  By payment of the invoice for our services we have given you exclusive use of our time and staging property for the period agreed upon.  We understand that our vendor’s situations can change last minute so our refund policy is reflective of the work we would have already completed for you in terms of design curation and our ability to replace your project with another client to ensure continuity of our business.

We will always do our very best to work with our vendors regarding re-schedules.
